Managing construction work

From documentation
to project handover

We work on private homes and commercial sites using the client's completed design. The sequence and scope of each stage are defined by the design documentation, agreed estimate and contract.

01 / Documentation and site

We gather the initial information

We review the completed design documentation, survey information and site conditions. For existing buildings and interiors, we clarify their condition, access and any restrictions during the work.

  • We establish the documents and initial information needed for the estimate.
  • We resolve questions about design decisions with the client and their designer.

02 / Estimate and schedule

We agree on the scope and terms

Using the supplied documentation, we define the materials and construction work required. We discuss stages, scheduling, payment and acceptance procedures.

  • We agree on the estimate and the boundaries of the work.
  • We record the terms and the procedure for changes in the contract.

03 / Site preparation

We prepare to start on site

We prepare the site within the scope of the estimate. We plan material storage, vehicle movements and the sequence of deliveries.

  • We arrange the temporary facilities required to carry out the work.
  • We carry out the preparatory work and setting-out specified in the design.

04 / Construction work

We carry out the agreed scope

For new buildings, we construct foundations, walls, floor slabs and roofing. In renovation projects, we carry out the specified work on existing structures. Dimensions, materials and construction details follow the documentation.

  • We check completed stages and the concealed work specified for inspection.
  • We document the results as agreed.

05 / Building services and finishes

We prepare spaces for use

Where included in the estimate, we install building services and complete finishes using the documentation and the client's specifications. Landscaping is agreed as a separate scope.

  • We follow the required sequence of installation and finishing work.
  • We carry out the specified checks on installed systems.

06 / Acceptance

We review the completed work together

We compare the result with the design documentation and estimate. We record any issues and how they will be resolved, then hand over the documents and operating information required by the contract.

  • We document acceptance of the construction work.
  • We clarify the procedure for subsequent enquiries under the contract.

Terms of cooperation

We agree on the key details
before work begins

The timeframe and cost depend on the design documentation, site condition, materials and scope of work. We agree on a specific scope before preparing an estimate.

The estimate, schedule, payment and acceptance terms, and warranty obligations are established by the contract. If the scope changes, we separately agree on the effect on cost and timing. Changes to design decisions are documented with the designer's involvement.
